The World Population Review expects it to double by 2050 despite Lagos being only 1,171 km² big. Due to the increased population as well as land being a finite resource, demand is rising more rapidly than supply. As inflation has gone up in Nigeria, rent has continued to sour and according to Naira Metrics, Half of households in Lagos are spending around 70% of income on rent, this figure is drastic when you consider the common savings rule of thumb of spending 30% of your income on rent. This means that from an individual’s annual income, the permissible spend on accommodation is about one-third of total income. However this doesn’t tend to be the case as across most top cities i.e London, New York the figure tends to stand at about 50%, and whilst people in the cities mentioned above can afford to spend 50% of their income on their home and still live relatively comfortably, this is not the case for Nigerians.</p>

<p class="wp-block-paragraph">As of last year, the % increase in rent was 50% this has resulted in many professionals and young families in the city struggling to pay rent and we are seeing this in the prices of “Affordable” homes becoming unaffordable when coupled with the fact that landlords are permissible to collect rent up to 12 months in advance or sometimes two years, the ability of prospective tenants to pay is hindered by inflationary trends, which impact the cost of living.</p>



<p class="wp-block-paragraph">So what are the reasons rent continues to rise? In addition to the increased demand as a result of the rising population and congestion in Lagos another reason rent keeps increasing in price is because everything else keeps increasing in price. Property owners are dealing with price increases in building materials, labor cost, building approvals from the authorities&nbsp; among others and are then putting these costs onto the tenants to make their money back. For example, when the cost of Dangote cement rose from N2,600 to N3,800 this represents a 46% increase when this is calculate across the total cost of cement to build a house, you are left with a large sum, and this is the case for all the other materials required and well as the wages paid for workers building the homes. It’s not only the cost of building that is being factored into these rent increases but the cost of maintaining existing properties. One of the major maintenance/upkeep costs that is affecting Nigerians is the drastic increases in the price of diesel. Diesel prices have increased from around N300 to N800 in 2022 and this figure is projected to double from this point. This has led to many serviced apartments facing a high default level. Several buildings have dropped the hours of usage of generators, with a lot of high-end properties adjusting their 24-hour power promise to run a 7pm-7am generator service; this is becoming the most popular timeline for generator usage.&nbsp;</p>



<p class="wp-block-paragraph">Whilst these prices continue to rise, of course tenants are unhappy about that but they are also unhappy with the standards of properties they are paying the rent for. According to a Lagos resident, “Rent in Lagos is definitely ridiculously priced.” She argues that apartments are often not worth the prices they go for. “For example, I currently live in a serviced apartment, which really isn’t serviced at all,” she says. “The landlord just takes the service charge and God knows what they do with it. Whenever any of the facilities spoil in the apartment, my housemates and I have to pay for it out of pocket because the facility manager is nowhere to be found.”</p>



<p class="wp-block-paragraph">It is possible to find cheaper alternatives, however these are not located in the thriving city areas where most companies and businesses set up, and it’s all about location.</p>



<p class="wp-block-paragraph">Nigerians are brainstorming on what can be done to curb this. Suggestions such as the use of cargo containers to build more affordable homes, but this is a concept still alien to Nigerians. While it is a good idea for temporary housing, it might not be suitable for long-term accommodation. Another suggestion is the monthly payment strategy. Meaning annual rent is fractured into monthly or quarterly payments and some extra money is included, this could incentivise landlords and also help tenants plan better financially. So, an N800,000 rent that should amount to N66,666.66 per month could become N70,000 per month, a 5% increase in monthly income for the landlord and a marginal increase for the tenant.</p>



<p class="wp-block-paragraph">In conclusion, the cost of rent is rising faster than Nigerians can cope with and if a handle isn’t gotten on it soon it can lead to even greater socioeconomic problems than those we are currently facing.</p>

<p class="wp-block-paragraph">The metaverse can be defined as a blending of physical and virtual worlds, it is somewhat of a catch-all term for online virtual worlds. You can invest in anything from digital art to digital property. Metaverse supporters argue that such a future is inevitable and that humans will one day spend the majority of their daily hours in a world that is augmented in some way. If this is to be the case as many big tech giants are predicting, virtual real estate may be the future of real estate.</p>

<p class="wp-block-paragraph">When we consider the way the world has become more digital as a result of the COVID-19 pandemic. From meeting with colleagues in VR Chat or or buying crypto currency and people spending millions on NFT’s, this leap occurring in real estate too should not come as much of a surprise, it’s become the norm to interact with others and the world around us through a screen.</p>



<p class="wp-block-paragraph">For many people the idea of spending thousands of dollars on real estate will never make sense but for others with disposable income with housing prices in the real world continuing to spike, it is seen as an&nbsp; alternative for those who still want to own, but can’t afford real-life property. So why not get a head start on building that virtual house that you might someday pass down to your kids’ 3D avatars?</p>



<p class="wp-block-paragraph">It’s becoming increasingly clear that commercial real estate in the metaverse is going to play a huge part in the global real estate industry in the years to come</p>



<p class="wp-block-paragraph">According to MetaMetrics, sales across the four major metaverse platforms reached $501 million in 2021, with sales in January this year at $85 million. If the growth were to stay at this level, the market could reach almost $1billion come the end of the year.&nbsp;</p>



<p class="wp-block-paragraph">Currently,&nbsp; there are over a dozen platforms selling real estate in the metaverse, but there is a Big Four that dominate the market, Sandbox, Decentraland, Cryptovoxels and Somnium. There are a total of 268,645 parcels across the four platforms, which all vary in size.</p>

<p class="wp-block-paragraph">Recently, a single piece of digital real estate sold in Decentand for $2.5million. The value of the “property” was based on the fact that the plot of digital space is located in what is considered a prime real estate spot in Decentraland. The hope is that, just like in the real world, luxury brands will want to “lease space” within the digital location, or at the very least, advertise in it.&nbsp;</p>



<p class="wp-block-paragraph"><strong>Now, should you invest in the metaverse?</strong></p>



<p class="wp-block-paragraph">It is worth considering that whilst the figures seem promising at this current point in time, it is largely based on hype as a lot of the talk about the metaverse in this moment is still theoretical.</p>



<p class="wp-block-paragraph">However, many real-world brands and businesses are starting to invest. For example, Nike has already created sneakers for wearing in the metaverse, so big players can see the potential and major brands are putting out their own collections of NFT’s and partnering with tech companies to make their own digital avatars and digital worlds.Like any “real world “investment – <strong>there are risks</strong>. It is similar to choosing to invest in property in a completely emerging market. <strong>It may be an opportunity to get ahead of the curve, or it may completely fail.</strong> Which is why it is pivotal for you to do your own research and not take the hype as financial advice.</p>

<p class="wp-block-paragraph">According to investopedia “The term <strong>mortgage </strong>refers to a loan used to purchase or maintain a home, land, or other types of real estate. The borrower agrees to pay the lender over time, typically in a series of regular payments that are divided into principal and interest. The property serves as collateral to secure the loan. A borrower must apply for a mortgage through their preferred lender and ensure they meet several requirements, including minimum credit scores and down payments. Mortgage applications go through a rigorous underwriting process before they reach the closing phase. Mortgage types vary based on the needs of the borrower, such as conventional and fixed-rate loans.”</p>



<p class="wp-block-paragraph">In 1992 in Nigeria, The National Housing Fund in Nigeria originated, it is often referred to as “The Fund”. The main aim of the fund are as follows, first it’s major aim is to facilitate the mobilization for the Fund to provide houses for Nigerians at affordable prices. Secondly, ensure a constant supply of loans to Nigerians with a purpose of building, purchasing and improving residential houses. The third objective is to provide incentives for the capital market to invest more in property. The fourth, is to encourage the development of specific programmes that would ensure effective financing of housing development, in particular low cost housing for low income workers. The fifth reason the Fund came into existence is to provide top level policy control over the allocation of resources and funds between the housing sector and other sectors of the Nigerian economy and the last but not least important reason is to provide long-term loans to mortgage institutions for on-lending to contributors to the Fund.</p>

<p class="wp-block-paragraph">The fund will be funded from a variety of resources, i.e contributions by Nigerians, both in public and private sector, individuals earning over an income of N3,000 and above per annum in both the public and the private sectors of the economy shall contribute 2.5% of their basic monthly salary to the Fund. Contributions from both commercial and merchant banks, these banks are required to l invest in the Fund 10% of its loans and advances at an interest rate of 1% above the interest rate payable on current accounts by banks. Investment in the Fund from insurance companies registered under the Insurance Act, insurance companies shall invest a minimum of 20% of its non-life funds and 40% of its life funds in real property development of which not less than 50% shall be paid into the Fund through the Federal Mortgage Bank of Nigeria (in this Act referred to as “the bank”) at an interest rate not exceeding 4%. the government also contributes to the fund. The government is required to make adequate financial contributions to the Fund with the mission of granting long-term loans and advances for housing development in Nigeria.</p>



<p class="wp-block-paragraph">This fund has multiple benefits for those who require it such as; housing loan of up to 90% of the cost of the house, the interest on loans remains fixed throughout the life of the mortgage at 6% pa, the Fund also offers a relatively long period of repayment of up to 30 years, up to 15 million can be borrowed, refunds with 2% interest on retirement, loan payment is about the same as typical monthly rent, as well as other benefits.</p>



<p class="wp-block-paragraph">However, it is worth noting that there are other commercial housing loans available in Nigeria, and they can be derived from private banks, such as&nbsp; FBN Mortgages. Platinum Mortgage Bank Ltd, Abbey Mortgage Bank Plc, Trustbond Mortgage Bank, etc.</p>

Buying a property on the other hand is to become the outright owner of said property or article after a lump payment. However, sometimes you can also buy a house with a mortgage which you will be required to pay back.</p>

Firstly, let’s take a look at the advantages of renting a property; There are copious benefits when it comes to renting property, first and foremost, when renting a property, you can make a short term decision, you can rent a place for months or for years and depending on your agreement with your landlord, you can choose to extend when this period has come to an end. This offers you a lot more flexibility you will not have if you were to buy property. Speaking of flexibility, it is also a lot easier for you to pack your things and move out at a moment&#8217;s notice in a rented property than to sell a property that was bought. Renting a property can also be advantageous because of the maintenance costs. In rented property maintenance is often handled by the landlord as these costs tend to be included in your rent/service charge. Costs such as plumbing, repair work, and sometimes even cleaning. This can save time and money. Another benefit of renting a place is the fact that it is possible to rent a place that is already fully furnished. Lastly, when renting a place, the volatility of the housing market and its price movements is not something you have to worry about as much.</p>



<p class="wp-block-paragraph">However, as we know, there are two sides to every coin and renting a property will also come with some cons. Firstly, although the rent set upon agreeing is fixed, it is only fixed for that particular point in time, and therefore the landlord reserves the right to increase your rent once your lease is up. Secondly, with a rented place you do not have as much freedom to redecorate as you will be handling the property back over, therefore in order to change things like the wall paint, furniture, or make modifications to the space you will be required to consult your landlord. Thirdly, because your landlord is the one who will manage the maintenance, whilst this might seem advantageous; you are in less control of this meaning repairs could possibly take longer than you would like or even not be performed to your own standards. A fourth reason some people would rather not rent a property is that there is the risk your landlord decides to sell the property and as a result forcing you to move or create a new arrangement with a new landlord which can go either way. Lastly, there is the age-old struggle between renters and landlords regarding the return of any deposits made.</p>

Owning your own property provides you with a certain level of security you do not get from renting. You know the property is yours and a landlord is not coming to uproot you at any point, you are the landlord. When you own a place you have free will to design and decorate the interior of the place however you desire without seeking permission, however with exterior renovations you may still have to consult the neighborhood/estate management. With an owned place the issues raised with maintenance work are no longer in existence, you are in complete control of the maintenance work, when it takes place and how it is performed. The most key benefit of owning a property is that as the property value rises, you will be making a profit if you do decide to sell. For this reason, many people see buying and owning property more of an investment than just a purchase.</p>



<p class="wp-block-paragraph">Just like renting property, buying also comes with its own cons. Buying is most likely going to be the more expensive option. When buying you are required to pay a large sum upfront before being handed the property, this could mean having to borrow from the bank. Many people can not afford this. When you own your property, you and you alone are responsible for whatever maintenance work will need to take place, these are additional costs those renting do not have to incur. Owning property simply requires a lot more responsibility. Whilst owning property can be seen as an investment, the housing market can be sluggish. It can take months to sell a property and when you do it is possible for the value of your property to have decreased and you may be forced to sell at a loss.</p>



<p class="wp-block-paragraph">Whilst renting is considered the cheaper option, according to The Guardian newspaper, “renting property is getting more and more expensive in Southwestern cities and professionals and young families are struggling to keep up with exorbitant rent demands by landlords&#8217; ”. With the current payment structure, landlords are allowed to collect rent up to 12 months in advance and in some cases even 2 years in advance. This is not something many people can afford.</p>



<p class="wp-block-paragraph">In conclusion, deciding whether to buy or to rent a property is a big decision and there are various factors that need to be considered before making the leap. However, the main factor you should prioritise is your finances. You should “cut your coat according to your size” and prioritise you and your family’s comfort which works best for your lifestyle.</p>
